The ROPEWORKS offers live/work loft condos in a newly renovated textile mill building. These condominium units will be held permanently by visual artists, designers and artisans. The Ropeworks was founded with the idea that live/work space within a community of artists promotes innovation and creativity, brings new life and entrepreneurship to an old mill building, and enhances the quality of life regionally. Four units are still available.

The Ropeworks is ideal for artists, with large open spaces, high ceilings, an abundance of natural light from north-facing skylights. The building features a sawtooth roof and an exposed steel frame and has been compared to the Dia in NY. Skylights run the full length of every unit, providing ample even-toned light, optimal for studio space.

Built To Suit

We will work with you to develop a design which best suits your needs and budget. Options include loft, 1-3 bedrooms, 1-2 bathrooms, bamboo hardwood floors or flooring of your choice, air conditioning, work sink, special ventilation, etc. We can work with you if you want to save money and do some of the construction yourself.

Green

The Ropeworks makes every effort to be energy efficient and green. We've added 3 inches of insulation along with a new roof. The skylights have 3 air channels and are twice as efficient as most windows. Hydronic heat in each unit is provided by a stainless steel 95%+ efficient Polaris water-heater. Sound-proofing between units is blown-in recycled newspaper. We offer an affordable renewable flooring option: bamboo. Framing is done with easily recycled steel studs.

Sound-proofing between units with Nuwool recycled fiber insulation and RC channel
Natural gas and electric utilities metered individually, and water and sewer utilities
High-efficiency gas water heater and heater installed in basement, hydro-air heating
Wiring for telephone, cable, and Cat5
Sprinkler system for fire protection
Studio walls backed by 1/2” plywood to 8 ft. for ease of hanging work in progress or shelving, for example
200 amp, 120 - 208 volt electrical panel

The building includes:

Private yard with space for gardening, and Riverside city park along 2 sides of property
2 off-street parking spaces per condo
Central community room and gallery, also exhibition space along corridors
2 loading docks
8' wide halls

Artist Certification

New Bedford's working waterfront

New Bedford has a vibrant and growing arts community. Nearby downtown New Bedford is the home of the College of Visual and Performing Arts campus of the University of Massachusetts Dartmouth, home to approximately 500 students, and the University Art Galleries. The New Bedford Art Museum, the local non-profit community art centers ArtWorks! and Gallery X, and downtown New Bedford's gallery night program AHA! Art-History-Architecture, offer exciting opportunities for artists. In addition to local galleries, open studio events throughout the city offer further exposure for artists. More local links HERE.

The Ropeworks is easily accessible, located just one block away from access to highway 195 connecting to Cape Cod, Providence, NYC and to highway 140 to Boston. About two miles away is downtown New Bedford, the fast ferry to Martha’s Vineyard, and the proposed train connecting to Boston. In relation to the larger regional arts communities, the Ropeworks is about 3.5 hours to New York City, an hour to Boston, and a half hour to Providence, Rhode Island.

The Ropeworks is envisioned as the home of an inviting creative working community, with ties to the downtown arts district, as well as the new Riverside city park and North End neighborhood. The Ropeworks is adding to the mix of open space, and of commercial, cultural, educational, and recreational activities which foster a sense of place in the North End neighborhood. The reuse and revitalization of the existing building maintains the flavor of the historic mill district and the character of the community.
